Foundation Options:

  1. Full Height

This purchase is required for sites that do not allow for a slab foundation, usually due to grade.  A home owner may also just prefer a full basement for additional storage.  A mechanical room will be established as well as a staircase from main floor.  The exterior walls will be done in concrete block construction. This does not include any type of exterior openings or veneers to grade.  It does not include layouts of any finished areas in basement.  Delivered in the format of choice for construction prints.

  1. Daylight

This purchase is required for sites that do not allow for a slab foundation, usually due to grade.  A mechanical room will be established as well as a staircase from main floor.  The home owner can specify what product the exterior walls are to be constructed in.  This includes location of exterior openings and veneers to grade, if information is provided by home owner.  It includes layouts of any finished areas in basement if requested by home owner.  The price for this drawing work can fluctuate greatly depending upon what exactly is requested by home owner.  Delivered in the format of choice for construction prints.

  1. Crawlspace

This purchase is required for sites that do not allow for a slab foundation, usually due to grade.  However the site can accommodate a shallow foundation or crawlspace.  This does not include any mechanical area in space but will established an access way from main floor.  The exterior walls will be done in concrete block construction. This does not include any type of exterior openings or veneers to grade.  Delivered in the format of choice for construction prints.

  1. Slab on Grade

This purchase can be requested for sites that allow for a slab foundation, due to grade.  A home with an integral garage (designed into basement) will include a foundation plan which can be changed to slab if lot is not suitable for the full basement.  This does not include the cost to modify the main floor to accommodate an alternate garage space i.e. an attached garage.  A mechanical room will be established on the main floor typically located in place of staircase.  Delivered in the format of choice for construction prints.

All sales on house plans or services that are custom are final. No refunds or exchanges can be given once your order has been fulfilled or once we have begun to modify a home plan to your specifications.

Unopened stock plan (blueprints) packages may be returned within 60 days of order date, with payment of a $75 printing/restocking fee.

Opened stock plan (blueprints) packages may be exchanged for another stock plan within 30 days of order date, with a payment of 25% (of original cost) for exchange fee, for a comparably priced plan. Alternatively, a payment of 25% (of original cost) for exchange fee and addition cost, if any, for a new stock plan package of greater value than the original that is being exchanged.

Any Custom plan packages, or altered stock plan packages, Vellums and CD purchases are not returnable.

If purchase contains both returnable items and non-returnable items, we will honor each item included in the purchase according to whichever policy applies to each item specifically.

 

Important Information

Please note that in most areas of the country, these house plans will be everything you need to build, but not necessarily everything you need to obtain a building permit.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form (See Rescheck certificate above) providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional engineering stamp applied due to the varying regulation within each state.  If your building department requires one, they will typically only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.
